Moisture Checks Before Installing Flooring
Moisture is not a reason to be nervous about every floor. It is a condition that certain flooring systems ask you to evaluate in a specific way before installation.
The short answer
Moisture can affect flooring, adhesives and preparation systems, especially over concrete and with moisture-sensitive flooring. Whether an evaluation is required, which method is used and what result is acceptable all depend on the flooring system, the substrate and the manufacturer's instructions.
So the useful question is not "is this floor dry enough?" in the abstract. It is "what does the product I am installing require me to measure, and what does it accept?"
Why moisture matters

| Concrete | Slabs can retain and transmit moisture, and conditions vary with the slab, the site and its age. |
| Wood substrates | Panel substrates respond to the moisture conditions around them, which is why wood is evaluated differently from concrete. |
| On-grade and below-grade | Location relative to grade can change the conditions a slab is exposed to, and some systems address these separately. |
| Vapor movement | Moisture can move through a substrate as vapor, which is why surface dryness alone is not the whole picture. |
| Adhesives | Adhesive systems commonly state the substrate conditions under which they may be used. |
| Underlayments and membranes | Some are part of a vapor-control approach; others are not, and they are not interchangeable. |
| Preparation products | Primers, patches and levelers have their own substrate condition requirements. |
| Moisture-sensitive flooring | Certain flooring types state more specific requirements than others. |
| Site conditions | Temperature, humidity, drainage, mechanical systems and building conditions all form part of the picture. |
None of this means every flooring failure is caused by moisture, or that every project has a moisture problem. Many do not. The point is to find out what your system asks for before the floor is down and the question becomes expensive.
Evaluation methods differ by system
Different flooring and preparation systems specify different evaluation methods, and more than one approach exists for the same substrate. Concepts you will encounter include:
- Relative humidity testing in concrete, using in-situ probes.
- Calcium chloride testing, where a system calls for it.
- Manufacturer-approved electronic or instrument methods.
- Moisture meters used on wood substrates.
- Other substrate-specific or system-specific methods named by the manufacturer.
What a moisture meter can — and cannot — tell you
A meter can be genuinely useful for screening and comparison: finding a wetter corner, comparing one area against another, tracking whether a substrate is changing over time, or deciding where a more formal evaluation should be carried out.

What a specific meter measures, how it is calibrated and which substrates it suits vary by instrument. Its readings are only meaningful when interpreted the way that instrument and that substrate require.
If something raises a concern
- Do not simply cover the condition and hope it resolves — flooring over an unresolved condition rarely improves it.
- Check the flooring system's own requirements first.
- Identify the evaluation method that system actually requires.
- Have that evaluation carried out properly rather than substituting a quicker check.
- Determine whether a compatible mitigation or vapor-control approach is called for by the products involved.
- Seek on-site evaluation where the conditions, the building or the results warrant it.
